    I’d check how far along each project is on the ground, because glossy plans can look dreamy but the real vibe shows up once construction hits a good pace. Talking to a couple of current buyers or folks already living in their older communities can also give you the inside scoop on how they handle delays, snag fixes, and day-to-day support. Sometimes those chats reveal stuff no brochure ever mentions.
